We offer a full management service for those landlords who do not want the responsibility of the day to day letting of their property or we have a tenant find service where we market and source you a high quality tenant, reference and set all the legalities up for you to begin managing the tenancy from the move in date onwards. We are happy to discuss and give you our honest opinion on which option we think is best for you and give you any help and advice to ensure your let is a success.

A summary of the packages is detailed below- however we do highly recommend booking one of our property experts to do a lettings appraisal/valuation which will cover and answer all your rental questions and queries.

  • Free Lettings Appraisal & Property Advice
  • High Specification Marketing in local press
  • Property to feature in 3Town Centre Showrooms and online including Rightmove & Zoopla
  • ‘TO LET’ Board
  • Accompanied Viewings
  • Detailed & Productive Feedback
  • Pre-Vetting and Tenant Referencing (including Credit Check, Residential Background Check, Employment Verification and Current Landlord Referencing – if applicable)
  • Comprehensive Inventory & Schedule of Condition of the property including photographs
  • NAEA Assuring Shorthold Tenancy Agreement
  • MOVE IN PROCEDURE CONDUCTED AT THE PROPERTY – explanation of requirements expected of tenant
  • Collection of first months rent + Deposit
  • Meter Reading & Notification to Utility Companies
  • Transfer of Funds to landlord along with all legal documentation including signed AST & Inventory

  • Monthly Payments to Landlord Via BACS
  • Monthly Statement of Landlord income/expenditure
  • Full property inspections carried out: After 1 month, 3 months and quarterly thereafter
  • Comprehensive feedback in writing from inspections
  • Issue notices if applicable
  • Update both tenant & landlords regularly re the tenancy
  • Manage Repairs & Maintenance issues
  • Act in accordance with all current and new legislation
  • Exit inspection at termination of tenancy
  • Deposit Repayment

Our Standard fees:


SINGLE APPLICATION FEE £150.00 INC VAT
JOINT APPLICATION FEE £200.00 INC VAT
GUARANTOR/ADDITIONAL TENANT FEE £50.00 INC VAT
TENANT ADMIN FEE DUE ON MOVE IN (PER PROPERTY) £100.00 INC VAT


Market & Tenant Find Only:


£295 + VAT
Tenant find only fee:
1 months’ rent + VAT (minimum fee 480 inc VAT)
Management Fee:
12%+ VAT each month (Minimum Management Fee: £48 inc vat per month)
Arrangement fee £234.00 inc VAT


There are no hidden or additional renewal/inventory fees/visit fees
